Registration Fee

A fee paid to the state government for registering a property transaction, typically 1% of the property value, in addition to stamp duty.

Registration fee is collected by the Sub-Registrar of Assurances (under the Registration Act, 1908) when a property document is registered. The fee is generally 1% of the market value, but some states cap it (Delhi caps at ₹30,000 for properties above ₹30 lakh). The registered document is the only legal proof of title transfer, and registration must happen within 4 months of execution. Online registration through state portals (DORIS in Delhi, Kaveri in Karnataka) has made the process faster and more transparent.

Examples

A property worth ₹50 lakh in Delhi attracts 1% registration fee = ₹50,000 (subject to the cap, currently ₹30,000 for most properties).
