Carpet Area
The net usable floor area of an apartment within the walls, excluding the area occupied by walls, balcony, and common areas.
Under RERA, the carpet area is the basis for all transactions and the super built-up area must be derived from it. Carpet area is the actual area where a carpet can be laid. It includes the area of internal walls but excludes: external walls, balcony, verandah, open terrace, area of staircase, lift, pump room, air-conditioning plant room, area of ducts and corridors. Builders must quote the carpet area on all agreements and use it to calculate the price per sq.ft.
Examples
A 1,200 sq.ft. super built-up apartment may have a carpet area of 850 sq.ft., with the rest being walls, common areas, and balconies.
