What is a loan amortisation schedule?
A loan amortisation schedule breaks every EMI into the principal component that reduces outstanding balance and the interest component that is the lender’s revenue. In early years, most of the EMI is interest; later years the principal portion grows. The schedule helps with year-wise tax deductions and partial-prepayment decisions.
How is the principal / interest split calculated?
Each month, interest = outstanding principal × monthly rate (annual rate / 12 / 100). Principal portion = EMI - Interest. The outstanding balance for the next month = previous outstanding balance - principal portion. Calculator applies this formula for every EMI.
When does principal exceed interest in amortisation?
For a 20-year home loan, principal exceeds interest around month 130-150 (year 11-12). For shorter-tenure loans (5-7 years), the crossover happens earlier (year 2-3). Calculator highlights the crossover month and aggregates the principal-payout milestone year-by-year.
Why is year-by-year view important?
